| Our civil
litigation group represents clients both in the prosecution and defense
of civil actions in both state and federal court and before federal,
state and municipal boards and agencies. The firm's expertise is
increasingly being employed as counsel to defend condominium
associations by the association's insurance carriers. During the
past year, the litigation department has been involved in cases
regarding construction defects, discrimination, employment law, fair
housing amendments act claims, real estate litigation, zoning appeals,
land use, phasing issues, property owners' rights, condominium phasing
issues and condominium lien and rules enforcement litigation. |

| Community Association Law |
| MEEB
continues to be a leader in the representation of community associations
including Condominiums, Cooperatives and Time-Shares. The firm
currently represents more than 2,700 associations and has been
recognized nationally for its expertise in this area of law.
Several of the attorneys have been admitted to the prestigious College
of Community Association Attorneys and have lectured nationally on a
variety of topics for both the Community Association Institute (CAI),
the Institute of Real Estate Managers (IREM), and American Resort
Development Association (ARDA). This includes document development,
enforcement and amendment, collections, board consultation, and more. |

| Landlord-Tenant Law |
| The
landlord-tenant practice group represents commercial and residential
landlords in relation to both market and subsidized properties.
The attorneys in this group have experience in all matters pertaining to
rental property including representation in both cause and non-payment
of rent eviction actions, lease and document review, defense of housing
discrimination actions, and regulatory compliance for subsidized
housing. Members of this group have been recognized for their
experience by both the Massachusetts Bar Association as well as CAI and
IREM. |

| Land Use and Development |
| The firm
presently represents many national and local real estate developers in
all facets of their business operations. Areas of expertise
include land and building acquisition, construction and permanent
financing, zoning, land use and environmental regulations, construction
contracts and disputes, condominium development, time share/resort
development, commercial and residential development, tax abatements, and
the rendering of legal opinions in connection with the foregoing. |

| Employment Law |
| The
employment law group continues to provide advice and counsel to its
association and developer clients regarding compliance with the many
complex and interrelated federal and state statutes applicable to
employers. The group continues to focus on issues and disputes
relating to hiring and firing practices as well as employment
discrimination and wrongful termination. |

| Commercial Real Estate |
| The firm
presently represents several mortgage lenders and represents clients in
the purchase and sale of residential and commercial real estate.
In addition, the firm has been actively involved in facilitating loans
to condominium associations as well as acting as counsel to the
lenders.

| Legislative Action |
| Since
its inception, MEEB has been active in legislative action on behalf of
our clients. Recent success in passage of “trash bills” in towns
ranging from Woburn to Weymouth have resulted from the tireless efforts
of Attorney Richard Brooks. As a result of his efforts, 26 new
cities and towns now pay for trash removal at condominiums. If you

Members of the firm have
also been actively involved in many other legislative endeavors
including efforts to amend the Massachusetts Condominium Act to ease
regulations pertaining to Title 5, efforts to require tenants to deposit
withheld rents with the Court, and legislation to afford owners of
condominiums equal access to municipal services. |

| Resort Development/Timeshare |
| The resort
development and time share practice group, chaired by V. Douglas Errico,
represents time share condominiums, developers and sales and marketing
companies doing business in Massachusetts, Vermont, New Hampshire,
Maine, Florida, and Killarney, Ireland. Members of the practice
group have spoken at seminars sponsored by ARDA and other organizations
nationally. |
